JLRD's experience providing professional design services for housing projects reaches across the university, residential, senior, assisted living, and community housing sectors.

These projects involve multistory suite style dormitories, one/two/three bedroom apartments, community business units, food courts, play courts, laundry, natatoriums, and associated parking structures for a complete resident dwelling experience. Safety is one of the primary engineering objects when designing housing facilities; utilizing fire alarm, access control, video surveillance CCTV, duress, and intrusion detection to aid in occupant notification and protection. Since these types of buildings operate 24/7, scalable, reliable, energy efficient MEP systems are an essential element of a successful project.

LEED CertifiedThe need of FAU to provide upper graduate level on-campus housing to support their growing student population made the construction of this project essential. For planned, long-term growth of their campus mechanical and electrical infrastructure, FAU chose JLRD due to their vast knowledge of the existing systems, while balancing support of FAU's Master Plan. JLRD worked at the programming phase with the Owner and user groups, along with the construction manager through design and construction, to successfully meet stringent budget and time constraints.

Morse - The Tradition of the Palm Beaches

Tradition

The Morse Senior Care Facility sought to increase the housing services they provide to Palm Beach County. A 5-story, 101 apartment, independent senior care facility was designed and constructed in 2003, at the Joseph L. Morse campus in West Palm Beach, Florida. The project also included a 1-story, 43-bed assisted living facility.

The mechanical system includes two (2) water cooled centrifugal chillers and outside air preconditioning units providing ASHRAE-62 mandated outside air to each unit. Energy efficiency is enhanced by the capture of waste heat from the chillers. Critical building systems are backed up with an emergency generator such as fire alarm and means of egress lighting.

Residents enjoy amenities that include formal and bistro dining, a spa with indoor/outdoor heated swimming pools and exercise center, theater, synagogue, classrooms, medical clinic and beauty salons.

LaJoya Villages

 

Providing affordable housing in local communities is the objective of the Community Land Trust of Palm Beach County (CLTPBC). With the receipt of a grant from the federal government, the CLTPBC provided matching funds for this project which provides a 3 building, 3-story complex with 55 multi-family dwelling units, business / community / management office, 'splash' playground and labyrinth garden for local residents. Successful projects such as this provide a solid foundation and stepping stone for families to fully participate in and integrate into today’s society; JLRD is proud to be involved in our community.
